How long does a remortgage take?

This will depend on the circumstances, but it will typically take around 4-8 weeks for most remortgages.

Do I need a solicitor when remortgaging?

If you are moving to a different mortgage deal with your existing lender, then you won’t need a solicitor. However, if you are moving to a new lender, you will need a solicitor to handle this for you.

This is because the lender will require a solicitor to investigate the property’s title, carrying out essential conveyancing searches and raise any necessary enquiries. This is all so that the lender can be confident that your property will provide good security for the mortgage they are offering.

Your solicitor will also make the remortgage process easier for you by handling the technical side of the remortgage, including requesting a redemption statement from your existing lender, transferring funds from your new to your old lender and registering the new lender’s charge over the property with HM Land Registry.

Should I use the solicitor recommended by my mortgage broker?

If you use a mortgage broker for your remortgage, it is likely that they will recommend a solicitor to use for your remortgage conveyancing. Generally, the broker will receive a commission from the solicitor for this recommendation.
